Some of the points to which lot’s Owners agree in writing when they purchase:

  1. The maximum construction area will be of 200 square meters (2,152 square feet). Access, sidewalks, paved entries and parking space can be additional.
  2. Only the building of one construction is permitted for every lot. The maximum building eight will not exceed 8 meters.
  3. Commercial activities are not permitted, as well as the hanging of insignia, flags of propaganda, awning, symbols, furniture or any other object which could affect the aesthetic motif or appearance of the Condominium or the comfort of other residents in common areas. The installation of glasses that might produce reflection is not allowed for it damages birds.  
  4. Only the possession of one motor vehicle is allowed within each lot. Any other vehicle must be kept at the Condominium ‘s entrance. The maximum driving speed within the condominium will be 15km per hour. Use of horns is not allowed.
  5. A maximum of eight garden lamps might be installed in each lot, and two external lights. The internal lighting of the lots must not emit excessive brightness nor should they direct light to neighboring properties, including common areas.
  6. Each lot must implement a septic tank/ treatment plant that complies with the norm of the Ministry of Health and the Owner must carry full responsibility for the tank proper functioning.,
  7.  In order to preserve the natural environment and fauna of the site, the only pets allowed are domesticated dogs, cat or small birds. Hunting any kind of animal, capturing and keeping in captivity any type of wild animal is prohibited.
  8. Protection and conservation of the existing flora and fauna must be secured and observed. Permission of cutting trees will be limited to allowance for construction and protection of persons or buildings.
  9. Common properties, for the use of all Owners will be marked on the respective property plans. Each Owner will be able to use and enjoy the services and installations in a ethical form and fashion.
  10. The administrative organs of Samasati Gated Community consist of a) The Owners assembly b) the Administrator c) The Construction Committee.
  11. The Construction Committee will know, resolve and approve all urban, architectural and constructing aspects of building in Samasati Gated Community. The Owner must submit his construction surveys to the Construction Committee including corresponding approval and permission set forth by the proper governmental institutions.
  12. Each Owner will be responsible to derive the electrical and telephone lines from the main electricity poles to the construction on the lot. All cables may be installed underground.  Aerial cables are prohibited.
  13. The Owner can use, tax, and alienate their individual property, in accordance with the limitations of the Regulatory Law of Condominium Property. In case of sale, cession or transfer of any kind, the Administrator needs to be notified and new Owner must manifest that he knows and accept Samasati Gated Community regulations.
